Havent been too active the past couple of days...
Sorry guys...been a little MIA the past couple of days. I ended up selling my house and I bought a new one. It surprised alot of people because I've been in my house for only 4 years, and I also just had an in ground pool put in last year. I wanted an upgrade, so I'm going from a 2800 square foot 3 bedroom house to 4 bedroom + an office 3900 square foot place (4 car heated garage, finished basement, movie theater, pool, hot tub, etc). Its also in a nicer area with alot of young professionals and the taxes are alot cheaper. So I've been moving and getting things ready. The movers show up at my old house tomorrow (Saturday) and I'm hoping to have everything finished and cleared out completely by Sunday at the latest. So this weekend I wont really be on too much but by next week I'll probably be back to whoring on the forums just as much as before. If anyone needs anything though...you guys know how to reach me...

Rates couldn't be better right now bro. I just locked in 2.875% yesterday on a 15-year refi.
I'll be paying $74 more per month and paying it off "16 years sooner"... but I'll be adding a chunk of extra payments on every month. My goal is to be paid off in 10 years. Mortgage free before I'm 40.
In 2 years I'll drop PMI and actually be saving $18 from what I'm paying now.

Awesome!
I'm trying to buy a short sale right now and it's taking forever. good news is that while we've been waiting for the banks to come to an agreement behind the scenes (they accepted our offer 6 months ago) our rate has dropped twice and that's on an FHA loan.
Congrats Visions, your new place is about a three hour drive from me, just send me a pm whenever you want me to come by for a weekend of "mountain road exploring"
